 Juanita Pekay

Juanita Pekay, Owner

Juanita has worked in housing compliance and property management since 1997.  She specializes in Low Income Housing Tax Credit, Project Based Section 8, HOME, and Tax Exempt Bond compliance.  Juanita has monitored compliance on behalf of Minnesota suballocators and she managed 800+ affordable and market rate units.  She also owns her own rental properties, so she understands management, owner, and suballocator perspectives.  Juanita started Janken Housing Solutions in 2004 to address the need for site-level training and support within the compliance industry.

Juanita loves volleyball, snow skiing and camping with her Boy Scouts.  She also does first aid for injured skiers as part of National Ski Patrol.

Sara Rudquist  

Compliance Consultant

Sara has been in the housing industry since 1997, first starting as an assistant site manager and working her way up.  She started with Janken Housing Solutions in 2008 with her primary responsibilities being the Low Income Housing Tax Credit and HOME monitoring on behalf of Dakota County CDA.

Jennifer Schemenauer 

Compliance Consultant

Jennifer has been a part of the JHS team since 2016. Prior to that, she worked for a non-profit affordable housing company for over 7 years. Projects in her current compliance portfolio consist of LIHTC, Section 8, and  HOME units, along with 811 PRAC and GRH/HS.
​
​In her free time, Jenn enjoys traveling and hanging out at the lake with family and friends.

Jessica Smith

Compliance Consultant

Jessica has worked in property management since 1998 and is a licensed real estate broker.  Jessica has experience with LIHTC, Section 8, HOME, Tax Exempt Bond along with other programs. Primary responsibilities include inspections and file reviews on behalf of Dakota County CDA affordable housing programs. 

Jessica has three boys, loves to travel, spend time on the water, attending and playing sports, and volunteering.

Amy Peterson

Amy joins our team with almost 20 years of affordable housing experience. Previous to her housing career she earned her bachelor's degree at the University of Wisconsin-Eas Claire.

Kathy Knight

Compliance Consultant

Kathy has worked in affordable housing since 1998 and was the Director of Compliance with Real Estate Equities before joining Janken Housing Solutions in September 2020. 

Kathy enjoys gardening, making homemade bread, and taking walks with her dog.

Delia

Operations Support

Delia has worked with Janken Housing since we opened.  She prepares materials for trainings, assists with office administration, helps turn units, and provides caretaking services for our rental units.

Delia likes cleaning, bike riding, exercising, and taking care of her grandkids.

Tony

Maintenance Supervisor

Tony is a journeyman carpenter, auto mechanic, and retired Marine.  He performs physical inspections and maintenance on our rental units and coordinates capital improvements.  
​
Tony likes fishing, cooking, and taking things apart and tinkering with them.
